OACI Conseil (established in 1995) is an advisory firm specialising in real estate investments.
Through its subsidiary, ANAÏTE HOTELS ET RESIDENCES, it has been developing and managing luxury small residences of character and charm in prime locations in France (Alps, South of France, Côte d’Azur, South-West coast, Le Vésinet, Paris) offering potentially significant long term capital appreciation to investors.

Apartments in these residences are renovated, furnished and equipped to meet the highest standards. While investors based in France benefit from tax shields, foreign residents opt for the “Leaseback” system (offering guaranteed rental revenues and up to 4 weeks free holidays) or the “Light leaseback” scheme (where a minimum of 26 weeks a year is given to the rental management company for lettings with the property being available for personal use for the rest of the year).

Leaseback is a unique long term investment product. It is the acquisition of freehold furnished property (free of VAT) and the leaseback of this property to the rental management company for the minimum period of 9 years, at the end of which the lease may be renewed or the owner may decide to use or manage his property independently. For the entire duration of the lease the management company will bear most of the taxes, running costs (including maintenance, repairs) and bills.
In case of a classic leaseback the management company will pay a guaranteed rent, which may be used to cover the mortgage repayments in case of a bank loan. As per the light leaseback the rental income will depend on the number of weeks the owner makes the property available for rental.
